Thank you for contacting CGA Property Management regarding your management needs. Following is a brief summary of my management services. 

One of the most important requirements to being a successful Landlord is to have an experienced Property Manager.  From choosing the right tenant to maintenance coordination, I have spent the past 20 years perfecting my systems to quickly and correctly handle every aspect of managing rental property.

My fees are moderate and I charge only after I have produced results.  After placing a qualified tenant in your property, I charge a one-time leasing fee of 45% of the first month’s rent.  Thereafter the tenant sends rent to my office a calls CGA when maintenance issues arise.  My maintenance staff is available 24 hours a day.  

Tenants pay rent between the 1st and the 5th day of each month. Your check and statement are mailed to you on the 8th or 9th day of the month.  My monthly management fee is $75 per month.

Finding the right tenant is paramount.  In order to qualify, tenants must earn at least three times the monthly rent in income and have good credit.  Applicants with past evictions will not be considered.  I highly recommend placing tenants who do not have pets and my contract specifies that indoor smoking is not allowed. My staff searches county records to insure the information on each application is true and correct. 

As the owner of CGA, I personally oversee the management of each property in my portfolio.  I know your success as a landlord lies in my ability to make sure your properties are well cared for and the rent is always paid on time.  Each month you will receive a detailed statement and all original maintenance and repair invoices.
